Executive Management, Inc. is redeveloping approximately four acres in downtown Madison which are bounded by University Avenue, West Johnson Street, North Lake Street, and the University of Wisconsin’s Vilas Hall. The 12 story project will include retail, apartments, university offices, and parking. The 1.1 million square foot mixed-use development will retain the trademark University Square, the name of the one-story shopping mall that previously occupied the site.
The retail component, which will be retained by EMI, is to be located on the first and second floors, and will include a mix of local and national tenants of various sizes. It is expected that some of the retailers will have a food service component. The intent of the design team is to provide accessible walk-in access to retail storefronts on all four sides of the building. In order to energize the perimeter of the facility, and create a pedestrian friendly environment, the project will include extensive redevelopment of the streetscape. There will be planters, outdoor seating, and strategically located bike parking surrounding the entire development. Retail customers will have access to over 260 auto parking stalls.
The private rental apartments will be focused luxury living. The unit mix will consist of one, two, three and four bedroom units. The total number of units will be approximately 360 with approximately 670 bedrooms. Each luxury unit will be self contained and have kitchens, bathrooms and living rooms. The project will include amenities such as state of the art laundry facilities, private balconies, a shared roof-top garden, secure auto, bike and moped parking, and onsite management. The apartments will be owned and operated by Steve Brown Apartments.
The University of Wisconsin tower will include functions that are currently spread around the Campus. The first two stories will house the Student Activities Center, the future home to hundreds of student organizations and the student government. The next three stories will be contain the new University Health Services, and replace the aging, existing facility with a modern, centrally located clinic. The upper floors will be the new location for the Student Services, the Registrar, Bursar, and Financial Aid offices. The University estimates that these three Student Service functions alone receive over 30,000 client visits per year.
The three distinct components that will call University Square home, all provide needed services in the heart of one the Midwest’s fasting growing cities. The synergies that will be created by the various functions of the project will help to make University Square the premiere destination in downtown Madison.
